Case Study: Gateway Center


This retail/office strip center was a ground-up development that was built but mostly vacant when Eric joined SLX Capital Management as Asset Manager. Eric spearheaded the charge to find local and national tenants to fill the center and achieve operational efficiency, which ultimately resulted in a positive cash flowing assets for ownership. Eric was able to lead the lease-up efforts with the leasing teams on both the retail side and office side to secure numerous leases and fill the center. While managing this project, Eric also oversaw construction projects, including multiple tenant fit-ups.

On behalf of ownership, Eric was also responsible for the tracking of the annual operating budget. During his time with SLX managing this site Eric was able to identify areas to reduce operating costs by negotiating new service contracts at the property and controlling repair and maintenance expenses. The result of Eric’s management oversight produced a 95% occupied property, greater operating efficiencies which reduced expenses, and enhanced quality control throughout the property, all of which increased the cash flow and overall value of the property.
